Every project different, we take a tailored approach, taking the time to understand your brief, requirements and aspirations. We’ll work closely with you throughout, offering guidance and support to help bring your project to life.
We’ll start with an initial consultation, to understand your requirements, aspirations and priorities for the project. This helps us build a clear brief and agree on the scope of work from the outset, allowing us to provide a formal quotation.
Once appointed we’ll carry out a measured survey of the existing property and relevant surrounding site. Using this information, we’ll prepare accurate existing drawings and a building model, providing a solid foundation for the design work to follow.
Using your brief and requirements as a starting point, we’ll develop initial design proposals that explore how your ideas could work in practice. We’ll look at the layout, scale, form and key design features to create options that respond to your needs and bring your vision to life.
We’ll work closely with you through a number of design reviews, taking your feedback on board and refining the proposals until you’re happy with the direction. Once the design is agreed, we’ll prepare, submit and monitor the relevant application to the local planning authority, acting as the client’s agent – whether that’s for pre-application advice, planning permission or a lawful development certificate.
At this stage, we can also share the planning drawings with our sister company, STUDS. They can then provide a quotation for any structural design and calculations needed as part of the Building Regulations package that follows.
Following planning approval, we’ll develop the design further into a detailed Building Regulations package. This includes the technical drawings and information needed to explain how the project will be built and coordinated with the structural engineering.
Once complete, the package can be submitted to Building Control for approval, either through the local authority or an independent building control inspector. It can also be used by your chosen contractor to help them understand the design and requirements of the project.
We can help you obtain quotations for the construction phase by issuing the Building Regulations package to trusted, recommended contractors we work with in certain areas.
Once you’ve chosen your contractor, we’ll support the handover and remain available to you and the contractor should any questions arise. If you’d like further support during construction, our services can also extend into a client advisory or technical advisory role, providing additional guidance as the project is built.

Our structural design service is provided in-house through our sister company, Structural Timber Design Services Ltd, giving you access to specialist structural engineering and timber frame design from foundations and load-bearing walls to framing and roof structures. Working closely under one roof means we can fully coordinate the architectural and structural design from the outset. This helps ensure the information is clear and considered, reducing the risk of errors on site and helping to save time and money during construction.
